CK SUITES AIRBNB RENTAL AGREEMENT
THE PARTIES.
This Airbnb Rental Agreement (“Agreement”) made on _______, 20____ between following:
TENANT: ____________________, with a mailing address of ___________________
and
LANDLORD: CK SUITES MUYENGA with a mailing address of Pigeon Residence, Bukasa Road. P.O Box 37067 Kampala
THE PREMISES
The Landlord agrees to lease the described property below to the Tenant, and the Tenant
agrees to rent from the Landlord:
- Mailing Address: CK suites Muyenga, Pigeon Residence, Bukasa Road P.0 Box 37067 Kampala.
- Residence Type: Apartment which consists of 2 bedrooms, 2 Bathrooms, a fully equipped kitchen with washing machine and dishwasher. A cozy balcony with a heater and retractable blind cover for privacy.
- Full house @ $ 100/night Discounted if booking is more than a week.
- Master bedroom @ $ 60/night
- Double bedroom @ $ 48/night
LEASE TERM
The Tenant shall have access /be allowed to occupy the Premises under the terms of this Agreement for the following time period: starting from_________, 20____ at ___: __☐ AM ☐ PM
and ending____________, 20____ at ____: ____ ☐ AM ☐ PM (“Lease Term”).
The tenant have paid USD UGX _______________in full / Deposit the rest to be paid on the day of arrival.
QUIET HOURS
The Landlord requires Quiet hours begin at 22:00 hours PM each night and continue until sunrise. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents.
OCCUPANTS
The total number of individuals staying on the Premises during the Lease Term will depend on your choice of booking however the maximum number per room booking is two and the total number of guests for full house booking shall be a maximum number of four adults and six with children. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Landlord unless prior agreement has been made.
RENT
The Tenant shall be required to pay the Landlord through the ck suites website bookings or other booking apps with provided payment details or at the premisses where this agreement will be executed and the amount will depend on Tenants desired bookings. No any other ways of payments shall be accepted.
UTILITIES
The Landlord shall be responsible for all utilities and services to the Premises like cups, plates, cooking pots, glasses, blender, kettle, towels, bedsheets, pillows, toilet papers, and standard TV channels EXCEPT for the following: TV enhanced Channels, food expenses, washing up detergents and your personal hygiene requirements. unless other arrangements are agreed between tenant and landlord.
SECURITY DEPOSIT
The Tenant shall be obligated to pay a Security Deposit of 10% amount of your booking upon the execution of this Agreement. The security deposit is for the faithful performance of the Tenant under the terms and conditions of this Agreement. This must be paid at the execution of this Agreement and the Security Deposit shall be returned to the Tenant within the State’s requirements after the end of the Lease . If any damages or losses made itemised deductions will be made from this Security Deposit however this shall not be credited towards any Rent unless the Landlord gives their written consent.
PETS
There are no pets allowed on the Premises, If the Tenant is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited.
PARKING/CLEANING
The Landlord Shall provide free cleaning services and parking to the Tenant however parking space at the premises is not demarcated specifically for CK apartment so tenants are free to park in any free space.
CLEANUP
If the Premises qualifies for a “deep clean” due to the amount of “wear and tear” from a party or a large gathering, a fee of amount used to clean up shall be charged at the end of the Lease Term. The Clean-up fee may be deducted from the Security Deposit.
SUBLETTING & SMOKING POLICY.
The tenant does not have the right to sublet the Premises at any given time.
All Smoking types on the Premises are Prohibited.

MOVE-IN INSPECTION
Before, at the time of the Tenant accepting possession, or shortly thereafter, the Landlord and Tenant shall Inspect the Premises and write any present damages or needed repairs on a move-in checklist.
- Furthermore the Landlord has the right to inspect the Premises with prior notice as in accordance with Uganda law
- Should the Tenant violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with Uganda law.
- The Tenant waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenant shall vacate the Premises at the expiration time and date of this agreement.
MAINTENANCE AND REPAIRS
The Tenant shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Tenant shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Landlord as being immediately habitable by the next tenant. The Tenant shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Tenant agrees that the Landlord shall deduct costs of said services from any Security Deposit prior to a refund if Tenant causes damage to the Premises or its furnishings.
LANDLORD’S LIABILITY
The Tenant and any of their guests hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Tenant expressly recognizes that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant and that Tenant should purchase their own insurance for their guests if such coverage is desired.
USE OF PREMISES & ILLEGAL ACTIVITY
The Tenant shall use the Premises for residential use only. The Tenant is not authorized to sell products or services on the Premises or conduct any commercial activity.
The Tenant shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behaviours shall cause immediate termination of this Agreement with no refund of pre paid Rent.
POSSESSIONS
Any personal items or possessions that are left on the Premises are not the responsibility of the Landlord. The Landlord shall make every reasonable effort to return the item to the Tenant. If claims are not made within the a period of two (2) weeks, or shorter, the Landlord shall be able to dispose off such item and will no longer be liable to whatever happens to the item(s).
CANCELLATION POLICY
We are aware that unplanned circumstances can arise and you need to cancel however Upon Cancellation the CK SUITES policy allows guests to receive a full refund if you cancel within 36 hours of booking which gives ample time for others to re-book. In the event of a cancellation within 72 hours and more, the guest is entitled to 80% refund and 50% if cancellation is made 48 hours and 40% if cancellation is made with in 24 hrs before arrival.
This Agreement shall be governed and subject to the laws.
